This snapshot covers listings published between 2026-05-01 and 2026-05-16 (inclusive, UTC day boundaries). In total, the sample includes 623 listings: 304 rentals and 319 sales.
As in prior snapshots, we use median pricing rather than averages to reduce distortion from outliers.
What the Market Looks Like Right Now
The rental median is $450/month, with the middle of the market sitting roughly between $380 and $500 (25th to 75th percentile). Median rental size is 55 m2, and median rental asking price per square metre is $8.00/m2.
For sale listings, the median asking price is $43,500. Median sale size is 38.5 m2, and median sale asking price per square metre is $1,062.50/m2.
Supply Concentration: 2-Room Inventory Still Leads Rentals
Supply remains concentrated in 2-room rental stock. In rentals, 56.9% of listings are 2-room homes (173 of 304).
On the sale side, composition is more fragmented in this window: 2-room homes account for 29.5% (94 of 319), while 3-room homes account for 7.8% (25 of 319).
This suggests renters are still clustering around compact family-sized apartments, while sale-side inventory in May is broader and includes a higher share of smaller-ticket units.
