This snapshot covers listings published between 2026-04-01 and 2026-04-08. In total, the sample includes 1,337 listings: 749 rentals and 588 sales.

To keep results practical and readable, we focus on median prices rather than averages, because a small number of extreme listings can distort the average too much.

What the Market Looks Like Right Now

The rental median is $450/month, with the middle of the market sitting roughly between $350 and $500. Median rental size is 56 m2, and median asking rent per square metre is $8.18/m2.

For sale listings, the median asking price is $73,000. Median sale size is 58 m2, and median sale asking price per square metre is $1,261.79/m2.

Supply Concentration: 2-Room Homes Lead

Supply is concentrated in 2-room inventory. In rentals, 55.7% of listings are 2-room homes (417 of 749). In sales, 2-room homes are also the largest group at 43.7% (257 of 588), followed by 3-room homes at 28.9%.
